of south Texas.  Located 5 miles North of Carrizo Springs, Texas off F.M. 1407, the ranch has paved road frontage, an all-weather road to the headquarters, and numerous roads throughout the property.   The terrain is level to slightly undulating with sandy loam type soils throughout, and clayey soils along Salt Creek, which forms its southern border.  Typical south Texas brush includes mesquite, prickly pear, twisted acacia, with granjeno, hackberry and more extensive brush along the creek.  Wildlife includes   white-tailed deer, turkey, quail, dove, and hogs.  The ranch is currently under a 1-D-1 Wildlife tax exemption and a wildlife management program has been under operation since 2010.

Improvements:    This ranch is well developed and has been set up for hunting.  The main house is a recently remodeled 2670 sq.ft. lodge with a large great room/den and adjoining kitchen.  There are two bedrooms, two baths, a large storage/utility room and two vehicle carport.  Next to the main house is a duplex cabin/casita with two bedrooms and one and a half baths.  This allows guest privacy and the ability to sleep many people.  Most of the furniture will remain with the houses.  There is a large equipment shed situated on the south end of the property that has electricity and water.  Additionally, there is a nice Roping Arena with welded pipe chutes and starting gate and horse stalls.  The ranch has six blinds, (4 Atascosa blinds, 1 MB Ranch blind and 1 – 6 person blind), three tripod blinds, 14 corn feeders, and three protein feeders.  Each blind has multiple lanes/senderas to hunt on.  There are multiple food plots and cleared areas and multiple sanctuary/refuge areas protect and harbor game.   Some of the food plots are planted in winter oats or other feed mix varieties.  One of the food plots has a sprinkler irrigation system in place.  From the Lodge, one can use the ranch truck or the E-Z Go cart (both included) to make your way around the ranch.  The truck has a trailer hitch that hooks up to the E-Z Feed 2 ton protein blower feed trailer that is used to refill the protein feeders on the ranch.  This ranch has been developed with hunting in mind!

 

In addition to blinds, feeders, vehicles, and furniture, a tractor, numerous implements, and many smaller items are included.  This turn-key hunting ranch has everything that you would need to immediately enjoy.  Financing is readily available from the Federal Land Bank and a number of independent banks.  Some owner financing may be available to a qualified There are no minerals available with this property.
