Terrain: Approximately 90’ of elevation change occurs through the property with scenic rolling topography and distant views of the ranch and surrounding countryside. Extensive brush management has been carried out over the years by the owner clearing underbrush from around and opening trails within dense stands of live oak, post oak, and elm, while leaving other areas undisturbed for better wildlife habitat. The soils are primarily good sandy loam consisting of Hassee fine sandy loam, Windthorst fine sandy loam, Windthorst very fine sandy loam, Wise loam, Topsey loam, Bosque loam, and some Purves clay.

Bass Lake: The ranch is located within the Bosque River Watershed with numerous seasonal creeks meandering through. In the northern part of the property at the convergence of two of these creeks you’ll find an exceptional 12+/- acre bass lake. The fishery appears to be healthy, and pressures have been non-existent on this rare body of water. Whether it’s from a boat, the dock, the ~0.4 miles of clear shoreline, or wading the grass flats and flooded timber tail waters, this is an extremely enjoyable lake to fish. In just a few minutes of early morning fishing we verified the above information, having buzz-baits blown up, bladed jigs hammered, and soft plastics worn out by multiple solid 3 & 4 pounders.

Wildlife & Hunting: This sportsman’s paradise is loaded with trophy whitetail and turkey, along with a mix of black buck, fallow deer, red deer, sika, and oryx. Whether you prefer long range with a rifle or up close and personal with a bow, the ranch is ideal for all types of hunting. The lake is also a seasonal stop for a wide variety of water fowl.

Additional Surface Water: Wolf Prong Creek runs through the south portion of the property for almost 2,000’. Before exiting the ranch it converges with another seasonal creek that winds from north to south through the ranch for ~1 mile. One stock pond also offers additional surface water for wildlife, livestock, and recreation.

Well Water: There aren’t any water wells on the property, but this is an area known for good well water and a Trinity water well could be drilled if desired. A common well depth in this general area is 400’+/-.

Shop/Barn: Constructed in 2007, the improvements include a 2,400 SF shop/barn on concrete with a 720 lean-to shed on the back and a 600 SF covered concrete porch on the front. Electrical service is already in place to the barn.

Easements: The ranch is as clean as you’ll find and is not encumbered by pipeline easements, transmission line easements, or access easements to neighboring properties.

Minerals: Minerals are negotiable. There is no production on the ranch.

Utilities: United Cooperative Services provides electrical service with utility lines in place to the barn.
