General Description: This 320 +/- acre ranch is located just south of Wayland, Texas on FM 1852 in the south central part of Stephens County. There are high hilltops with excellent views and thick pockets of mature hardwoods, meadows with nice live oaks and good turf for running cattle. Hunting is excellent and this ranch is considered prime recreational land. A good internal system of roads gives you easy access to all areas of the ranch. A hunter’s cabin with a new large metal barn, a small John Deere tractor and four (4) blind and feeder setups will all convey with a sale. This is a high quality property.
Directions: From Breckenridge, Texas travel south on Highway 183 approximately 6.4 miles to CR 576. Turn west (left) on CR 576 and travel 3.7 miles on to FM 1852. Turn south (right) on FM 1852 and travel approximately 9 miles south. The T7 entrance gate will be on the left hand side marked with a hanging metal “T7”.
From Interstate 20 take Ranger exit and continue due west through Ranger crossing the RR tracks at the light. Continue west of Ranger on Highway 101 for approximately 10 miles until FM 1852. Go north on FM 1852 for approximately 10 miles until property is on your right. Look for T7 Ranch entrance.
Terrain: Two large hill tops with scenic distant views are surrounded by thick post oaks. The ranch has excellent native grasses in the south central part of the property with some nice subtle draws. There are also some really nice live oaks scattered throughout the ranch and surrounding the headquarters area. The land varies from rocky hillsides to deeper soils, which are conducive to cultivating wildlife food plots. There is over 100 feet of elevation.
Habitat: Tree and vegetation types consist of live oaks, post oaks, elm, hackberry, mesquite, and few cedar trees. Browse for wildlife is very good with greenbriar, catclaw, lote bush, skunk bush and a mix of other beneficial species. Grasses are all native and in excellent condition.
Wildlife/ Hunting: Whitetail deer, Rio Grande turkey, quail, dove, feral hogs, and varmints such as coyotes and bobcats can be found on the property. The large 3-4 acre tank closest to the house has been stocked with bass and perch and is excellent for family fishing and duck hunting.
Improvements: There is an older hunter’s cabin/ trailer with a large, covered wood deck. There is also a new 100 x 60 foot metal barn/workshop with three (3) large roll up bay doors, a 24’ x 33’ three sided pole barn, a couple smaller storage barns and a nice set of steel working pens.
Fencing: The perimeter fencing is in fair to excellent condition. There is good interior cross fencing creating four (4) good pastures that will hold cattle.
Stock Water: There are 3 stock tanks on the property. The largest tank is approximately 4 acres and located in front of the hunting cabin. The other (2) two stock tanks are in good shape and do not go dry.
Utilities: Water is provided to the cabin and cattle pens by a water well. The well was serviced 1+/- years ago with the pump being replaced. SE Stephens County is the only part of the county where underground water is present. Electric service is provided by Comanche Electric Co-op out of Comanche, Texas.

Minerals: No minerals are owned. There are two older producing wells located on the northern portion of the property being accessed by a pipe entrance on the county road. Production has little impact on the quality of the property.
