Mill Creek /Terrain / Elevation: Mill Creek is a scenic spring-fed creek that bi-sects the ranch. In addition to its natural beauty, Mill Creek adds a perennial water source for livestock and wildlife on the ranch. An elevation change of over 100’ occurs within the ranch boundaries, giving it a large feel. Mature oak and pine varieties comprise the ranch’s primary tree canopy. Through brush sculpting and cautious range development, the ranch has the perfect balance of open pasture and woods. A well designed ranch road system provides access to each area of the ranch and across Mill Creek.

Pastures / Stocking Rates / Soils: Most of the ranch’s pastures are highly improved, well maintained coastal Bermudagrass. Meticulous range management practices, regular herbicide/fertilizer applications, 43+ inches of annual regional rainfall and well drained Gallime, Cuthbert, Wolfpen and Oakwood sandy loam soils fuse, creating cattle range that will impress any discerning cattleman looking for top tier pasture. The ranch’s soil types are considered productive or prime by the USDA. Currently, the ranch carries approximately 80 cows; historically, the ranch has carried as many as 120 AUs.

Waterfowl Hunting /Corn Fields / Green Tree Reserviors: The waterfowl hunting at Mill Creek Ranch is world-class! Historically, an 8+/- acre natural riparian wetland was the main attraction for puddle ducks. The landowner has improved this wetland asset by installing water control structures allowing for post season drainage, soil enhancement and enabling natural waterfowl forage such as smartweed to flourish. Generations of mallards and other puddle ducks have been imprinted to migrate to this wetland, annually.

Corn Fields – The owner has developed two irrigated corn fields with well irrigation for flooding just prior to hunting season and water control structures for drainage in the postseason and growing season. These fields are 3.2+/- acres and 3.7+/- acres in size and located in areas of the ranch with prime soils. For crop preservation, each corn field has hog paneling and varmint wire around its entire perimeter. In addition to strategically standing trees for cover, each corn field has custom duck blinds that are easily accessible in knee boots. The duck hunting on these corn fields is spectacular and low maintenance.

Green Tree Reserviors – Next to the two corn fields and in a remote hardwood timber block are three green tree reservoirs with water control structures and drainage enhancement. These reservoirs provide a natural food source and resting area for mallards and other puddle ducks on the ranch and are visually beautiful in the winter months.

Other Hunting: Mill Creek Ranch has a strong population of whitetail deer. The owner has never allowed hunting pressure or harvested deer on the ranch. The ranch also has feral hogs, varmints and doves.

Fishing: The ranch’s fishing lake is ~11 acres and features tree shelter along the majority of the northern and eastern banks. The approach from the south side of the lake is park-like with St. Augustine grass, two fishing piers and scenic shade trees. This setting is outstanding for family gatherings and making one last cast before dinner. The lake’s tannic tea colored water is ideal for mitigating unwanted aquatic vegetation. Fishing is reported to be very good for black bass, bream and catfish.

Utilities: There is rural water to the ranch home, shop and barns. Electricity is provided to each structure by an electrical Co-op. The house is on a conventional septic system.

Water Well: A prolific 50 gpm Wilcox water well provides water to top off the fishing lake and is piped underground to each of the cornfields. The water well also irrigates the two acre yard around the house and the flower beds.

Taxes: Mill Creek Ranch is agriculturally exempt and the taxes are estimated to be $5,656.69 for 2016.

Location / Directions: Mill Creek Ranch is located in the scenic rolling hills of north central Smith County, approximately 8 miles north of Tyler and ~87 miles east of Dallas. All-weather road access to the ranch is provided by County Road 3201, which ends at the ranch’s gated entry. From the ranch entry, a paved ranch road meanders through the property and across Mill Creek to an ideally located lakeside ranch home.

From Dallas: Travel east on I-20 for ~82 miles to State Park Hwy 14. Travel north on State Park Hwy 14 ~4.3 miles to Smith County Road 319E. Turn right (east) on County Road 319E which turns into County Road 3201 and drive ~.6 mile east to the ranch’s entry.
