The topography of the ranch is mostly rolling hills with a few small draws scattered with trees.  There is a decent turf of native grasses on the ranch that include Buffalo Grass, Hairy Grass, Texas Winter Grass, Arizona Cottontop, Little Bluestem, Indian Grass and Side Oats Gramma to name a few.  There is lite to moderate covering of Mesquite and Juniper trees throughout the ranch with many large Oak Trees in the lower areas.

Water on the ranch is provided by four water wells that feed four earthen tanks.  All the water wells are run by electric pumps and equipped with timers.  There is a fifth earthen tank on the ranch that does not have a water well connected to it.  Electricity is available on all parts of the ranch.  Hunting on the Saner Ranch is considered to be good with game species that include Whitetail deer, turkey, hogs, dove and possibly some quail.

The current owner believes to own the majority of the minerals if not possibly 100%.  Any minerals owned by the current owners will be conveyed with an acceptable contract.  All wind rights will also be conveyed.
