Terlingua Ranch is a 200,000 acre development bordered on two side by Big Bend Ranch State and Big Bend National park providing over a million acres of park land for outdoor enthusiasts. There are maintenance fees of approx $168/year for property owners. Mostly used to maintain the 1200 miles of dirt roads on the ranch. No building restrictions or codes other than what the state requires. There is also a lodge area on the ranch with landing strip, pool, restaurant, cabins for rent, cold storage during hunting season. They also have stables, RV and Primitive camping sites. Bulk water and ice for sale. Laundry mat and public showers/bath. Owners in the ranch also get access to the 10,000 acre Christmas Mountain area for hiking, biking and horseback riding. Hunting is allowed on your own property, or properties you have permission to hunt on. As this is high desert, water can be very deep and expensive to drill for in this area, with many areas having water depths a 1000′ feet or deeper. Power is also not readily accessible in many areas, so water catchment to collect and store rainwater and the use of solar and wind generators are in wide use.
