Property Description: The Brier Creek Waterfowl Preserve is a diverse multi-use property with unique water features and exceptional waterfowl habitat located in the renowned Central Oklahoma flyway. Just a short hour drive east of downtown Oklahoma City, the property has been in the intensive Wetlands Restoration Program (WRP) for 10+ years under current ownership. Primary property features include wetland development, three (3) large dikes to control water flow, agri-drains and one screw-gate as the exit point for all water, excellent wildlife habitat, a trail system and paved access. As one travels from west to east through the property, open wetlands and native grasses give way to timber forests and several green timber wetland areas; while higher, hilled areas on the northern side of the ranch provide beautiful homesites with views over the wetlands. A trail system exists throughout the ranch and a pickup could navigate a large portion of the property.
Wetland Units: The ranch is bound by spring fed Brier Creek to the North and Little River to the South – both being year-round water sources. The main source of water to the wetlands is the spring fed and year-round Brier Creek.
Located at the SE corner of the wetland units is a single screw gate serving as the exit point for all water in the wetlands. By removing boards in the agri-drains and opening the screw gate the new owner can drain the wetlands completely in the spring to maximize wetland vegetation for the next season. The screw gate drains into the Little River which runs for nearly the entirety of the south boundary, over 1.42 +/- miles on one side and 0.5 +/- miles on both sides.
Location: Located in eastern Pottawatomie County, Oklahoma, the main road and west gate to the Brier Creek Waterfowl Preserve sits ~1/2 mile north of Harjo, OK off of Highway 9A.
The ranch gate sits an easy ~10-mile drive West to Tecumseh or ~13 miles East to Seminole. Downtown Oklahoma City is an easy ~50-mile drive, Tulsa sits ~100 miles from the gate, and Dallas is ~200 miles to the south.
Directions: From Harjo, OK, go north on Highway 9A towards Highway 9. The western ranch gate sits ~0.5 miles north of Harjo, on the right side of the highway. Another gate into the ranch exists at the end of Valley View Road on the north side of the property.
Terrain: There is an overall change of 52’ in elevation, between 938’ and 886’ above sea level. Higher elevation hills on the north side of the property provide ample homesites with views west and south over the Brier Creek Waterfowl Preserve. The terrain is largely bottomland, with wetlands both deep and shallow surrounded by native grasses, and a section of thick, flooded green timber in the east 160 +/- acres of the ranch.
Wildlife: Wildlife abounds on the Central Oklahoma sanctuary that the Brier Creek Waterfowl Preserve has become. The Whitetail Deer that stalk these Central Oklahoma woods are true trophies (160-170” deer have been taken off the property) while abundant hogs, squirrels, bobcats, and more all compete in the bottomland landscape of the property.
At the peak of waterfowl migration, thousands of migratory ducks converge on the developed and managed wetlands found on the property. Mallards, widgeons, gadwalls, teal, pintails and wood ducks start appearing in large migratory numbers in early November to eat the floating acorns, pecans and smartweed, as well as roost here on the property. Several flocks of resident geese live on the property and are joined by hundreds more in the peak of migration. Sections of flooded green timber combined with open marsh and wetland water features provide additional hunting opportunities for the discerning waterfowl hunter.
The ranch has been enrolled in the Wetland Restoration Program (WRP) under current ownership. Participation is voluntary in the program, which supports wetland restoration and habitat management on private lands. Reports and details are available upon request.
Homesites: At the highest points of the ranch and the northern side sits a beautiful homesite with 180-degree views. On the north side of the property a reported 30 +/- acres have been selectively kept out of the Wetland Restoration Program (WRP) to allow for the next owner to build a hunting lodge. Selective brush clearing would help open these sites up further and enhance the views. Electricity and water wells are both available and in close proximity to the homesite.
Improvements: Outside of levee system developed throughout the western and central portion of the ranch improvements on the property are minimal.
Fencing: The perimeter is fenced, and all fences are in fair to good condition. 6 +/- miles of new fencing was recently constructed.
Airports: There are 2 public airports in close proximity to the Brier Creek Waterfowl Preserve.
Shawnee Regional Airport (SNL) is a full service, city-owned airport located 2 miles northwest of Shawnee, OK; 16 +/- miles or a 20-minute drive from the ranch gate. This jet service airport averages 25 aircraft per day with two (2) runways measuring 5,997’ and 2000’.
Additionally, Seminole Municipal Airport (SRE) is located 3+/- miles north of Seminole and 14 +/- miles northeast from the ranch gate. The airport averages 47 aircraft per day with two (2) runway measuring 5,004’ and 2,000’.
Hospitals: AllianceHealth Seminole is a full-service hospital with a 24-hour emergency room, 10 +/- miles and a 10-minute drive north from the ranch gate.
School District: The ranch sits in the Earlsboro County School District in Pottawatomie County.
Area Historical Information: Pottawatomie County has a history rich in Indian folklore and the founding of Oklahoma. The county was originally carved out of land given to the Creek and Seminole Indian Tribes. When the Five Tribes were forced to cede their lands after the Civil War, the Iowa, Sac and Fox, Shawnee, Potawatomi and Kickapoo received the lands in present-day Pottawatomie County. The Potawatomi Tribe gave inspiration for the county name, with citizens voting to give homage to the Potawatomi Tribe that was moved from Illinois onto the reservations here.
The Choctaw, Oklahoma and Gulf Railroad, which became part of the Chicago, Rock Island and Pacific Railway, ran its line through Shawnee in 1895 and located its divisional shops in the city in 1896. In addition to the railroad shops, the county’s economy depended heavily upon agriculture, oil, and liquor for the first fifty years of its existence. Cotton was the primary cash crop, followed by potatoes and orchards. In the 1920s the county profited from the oil boom, as oil fields were developed in Earlsboro and St. Louis in 1926.
The county is served by Interstate 40, U.S. Highway 177, and several state highways. Two institutions of higher education, Oklahoma Baptist University and St. Gregory’s University are located in Shawnee. Well-known residents of Pottawatomie County include athlete Jim Thorpe, astronaut Leroy Gordon Cooper, Jr., designer of the state flag Louise Fluke and country and western recording artists Wanda Jackson and Wade Hayes. In 2010, Pottawatomie County’s population stood at 65,055 and the county had 1,448 farms, averaging 232.37 acres.
Electricity: Electricity is available on and into the property near the homesites on the north side of the property and along the western side of the property, provided by Canadian Valley Electric Cooperative.
Water Wells: Two (2) water wells exist on the property, both in close proximity to the homesite.
Leases: Besides the Wetland Restoration Program (WRP) Easement, there exists two (2) easements on the property, one an electric transmission line through the western edge and the other a gas pipeline on the eastern side.
Taxes: Taxes are approximately $1,000 annually.
Comments: It is no hidden secret that Oklahoma has become the premier destination for waterfowl hunters across the country. Central Oklahoma is now a known stopping point for the majority of the Central Flyway.
