General Description: This diverse property and solid investment has great hunting, live oak covered ridges, 2 fields for dove hunting or farming, pastureland for grazing, quality wildlife habitat and good surface water.
Whitaker Ranches: There are 3 Whitaker Ranches held in the same ownership in the same area and all 3 are For Sale. The properties are not contiguous, but they are all located in close proximity to one another. The total combined acreage is 1915+/- acres consisting of approximately 952, 528, and 435 acres. The properties can be purchased separately or as one. The 528+/- acres is the “middle” property.
Location: Located in Southeast Throckmorton County 5+/- miles NW of Woodson, TX fronting on Highway 183 and County Road 334 (Harris Road). There is .7+/- miles of highway frontage and .7+/- miles of county road frontage. The ranch is approximately 2 ½ hours from Dallas and 2 hours from Fort Worth between Breckenridge and Throckmorton. There isn’t much traffic in this area so it is quiet and the highway frontage is seen as a positive attribute.
Terrain: The terrain is rolling mesquite country with a distinct, live oak covered ridgeline. Lower ground is heavily wooded in mesquite trees with numerous stock tanks. There are two cultivated fields on the west side of the property where the entrance is located. The fields are located at a higher elevation than the majority of the property. Several drainages form off the ridge and run through the lower land.
Habitat: Live oaks are considered exceptional for this area with several large motts near the ridge country. Woody plant communities consist of mesquite, hackberry, bumelia, catclaw, and bluebush. Grasses are all native and include side oats grama, blue grama, curly mesquite, little bluestem, and other grasses commonly found in the area. Forbs are plentiful with ragweed, snow on the mountain, sunflowers, and a variety of other wildlife friendly plants.
Wildlife/ Hunting: Hunting should be very good for Whitetail deer, Rio Grande turkey, feral hogs, and varmints such as coyotes and bobcats. Quail habitat is good and populations are expected to be above average for the 2015-2016 season. Dove hunting should be phenomenal in the fields (when sunflowers are left standing) and around stock tanks. Overall, this is believed to be an above average hunting ranch.
Cultivation/ Dove Fields: Sunflowers can be found in both fields depending upon the year. There are an abundance of dove attracted to the fields when the sunflowers are present. The fields are managed differently from year to year, but it is believed that the north field will be left in sunflowers for dove hunting and the south field will be plowed and planted in wheat for grazing. There is approximately 56 acres in the north field and 43 acres in the south field.
Cattle: Native pastureland will generally support 1 animal unit per 25 acres depending upon the year. A higher carrying capacity can be achieved with utilization of the cultivated land.
Fencing/ Pastures: The fencing is in fair to good condition with the cultivated land being fenced off from the pastureland. There are some ranch roads throughout the property, but the road system could be improved.
Cattle Pens: There is an old set of pens near a dilapidated old barn with historic character located in a small trap.
Stock Water: There are 9 stock tanks providing water for cattle and wildlife.
Rural Water: Fort Griffin Special Utility District is located 3.2 miles from the property. There are plans for the water line to be extended down Highway 183 to the property. The owners’ father previously filled out an application for a water meter to be installed when the expansion is completed. There is no definite time table for when this will occur.
Electricity: Electricity is to the property.
Minerals: No minerals are offered with this sale. There is currently no O&G lease and no active production. It appears that there are 17+/- plugged wells on the property, but the property is clean and you would never know it.
Surface Leases: A relative of the family has leased the hunting and grazing for many years. The current leases start June 1, 2015 and end June 1, 2016.
